7/300 Cullen Ave, Eagle Farm, QLD

This property had been on the market for lease for a period of 6 months before our agency was appointed exclusive agents. On first inspection, it did not make sense that the property had received minimal enquiry with only a couple of inspections in that time.

The marketing campaign we selected for this property was simple and straight forward – it needed to stand out amongst the competition. As the features of the property were already above average, professional photos where undertaken which it made the property jump off the page, both in print and on the internet.

Great photos and the upgrade to an Elite listing on realcommercial.com.au had an immediate effect. Within days we received the first enquiries which led to inspections and two subsequent offers to lease.

United Petroleum was the successful tenant and they have happily moved to Eagle Farm from Murarrie.

The property has an area of 321m²* with the office area split over two levels. The GFA ratio was approximately two thirds office space and one third warehouse. The office fit-out was superior to most competing strata units on the market at the time and this certainly proved to be the difference in the end.

This case study is a perfect example that no matter how great a property may be poor marketing will still lead to poor results.

A property presented to the entire market with its best features highlighted in a strategic and professional manner will always gain enquiry and inspections. It is then up to the appointed agent to negotiate the best deal for their client.
